How to calculate ROI on Hurghada property
Return on investment (ROI) shows how much you earn compared with what you put in. For a property you hold and rent out, it combines two sources of profit: the rent you collect and the rise in the property's value.
Total investment means everything you pay, not just the price: registration, maintenance deposit, furnishing and agent fees. Rent collected should be net, after management, upkeep, utilities and empty weeks. To compare deals held for different lengths of time, use the yearly rate rather than the total.
Worked example: a ready apartment held for 3 years
| Purchase price | 3,000,000 EGP |
| Fees and furnishing (15%) | 450,000 EGP |
| Total investment | 3,450,000 EGP |
| Net rent (35,000/month, 30% costs) × 3 years | 882,000 EGP |
| Sale after 3 years at 12% growth, less 2.5% fees | 4,109,000 EGP |
| Net profit | 1,541,000 EGP |
| Total ROI · per year | 44.7% · 13.1% |
Ready-to-Move vs Off-Plan returns
Both can be strong investments in Hurghada. They earn money in different ways and suit different buyers.
| Ready-to-Move | Off-Plan | |
|---|---|---|
| Cash needed upfront | Full price, or a large share | Down payment, often 5–20% |
| When rent starts | Right away | After delivery |
| Main source of profit | Rental income | Price growth before delivery |
| Best measure | Net rental yield and ROI | ROE (return on cash paid) |
| Main risk | Slower growth on resale | Delivery delays, developer reliability |
| Suits | Buyers who want income now | Buyers who want growth with smaller payments |
With Off-Plan, you pay in installments while the property's value rises on the full price. That's why the return on the cash you've paid (ROE) is often higher than a ready unit's ROI. Choose an established developer with a record of on-time delivery.

Frequently asked questions
What is a good ROI for property in Hurghada?
A good return beats what your money would earn safely elsewhere, such as bank certificates, after inflation. Look at net rental yield for income and at total yearly ROI once price growth is included. Enter your own numbers in the Hurghada property ROI calculator above, and ask a Rook consultant for figures on specific units.
Is Off-Plan or Ready-to-Move better for investment?
Off-Plan suits investors who want growth with smaller payments, since you pay in installments while the price rises. Ready-to-Move suits investors who want rental income right away. Many investors hold one of each to balance income and growth.
What costs should I include when calculating ROI?
Include the purchase price, registration, maintenance deposit, furnishing and any agent fees. From rent, subtract management, maintenance, utilities and empty periods. When you sell, subtract sale fees.
Can foreigners buy property in Hurghada?
Yes. Foreign buyers can own residential property in Hurghada, and many of Rook's clients buy from abroad. A consultant can explain the registration steps and documents for your nationality.
What is the difference between rental yield, ROI and ROE?
Rental yield is your yearly net rent divided by what you paid. ROI adds the gain in the property's value over the whole holding period. ROE measures that gain against the cash you have actually paid, which matters most for Off-Plan units bought on installments.
